Caring For and Refinishing Engineered Wood

Cleaning, humidity control, oiled against lacquered finishes and how many times an engineered wood floor can actually be sanded back.

For owners of an engineered wood floor who want to maintain it properly and know its refinishing limits.

Engineered wood is real timber on a stable plywood core, which means it behaves like wood on the surface and like a manufactured board underneath. It can be cleaned, oiled, repaired and in most cases sanded, but only within the thickness of its top layer.

Knowing that thickness is the single most useful thing you can find out about your floor, because it determines whether refinishing is an option or whether you are protecting a surface that cannot be renewed.

Oiled or lacquered, and why it matters

A lacquered floor has a film sitting on the surface. It resists spills well, needs almost no maintenance, and when it eventually wears through in traffic lanes the whole floor has to be sanded and recoated, because you cannot patch a film.

An oiled floor has the finish in the timber rather than on it. It marks more easily but it can be spot repaired and refreshed with maintenance oil, area by area, without touching the rest of the floor. For a family house that expects knocks, oiled is usually the more practical choice over twenty years.

The cleaning routine

  • Vacuum with a hard floor head or sweep with a soft brush, frequently
  • Damp mop with a wood floor cleaner matched to the finish, oiled or lacquered
  • Wring the mop until it is barely damp, and never leave water standing on the boards
  • Refresh an oiled floor with maintenance oil every 12 to 24 months in busy rooms
  • Never use steam, vinegar, bleach or all purpose household cleaner on wood

Humidity is what actually moves the floor

Wood expands and contracts with the moisture in the air, not with temperature. The comfortable range is roughly 40 to 60 per cent relative humidity. Below that, in a house with the heating running hard all winter, boards shrink and hairline gaps open. Above it, in a damp room or a new build still drying, boards swell and can cup or peak.

A cheap hygrometer tells you more about your floor's future than any product brochure. If winter humidity regularly drops below 35 per cent, a humidifier in the main room will pay for itself in avoided gapping.

Repairing marks without a full sand

On an oiled floor, light scratches often disappear with a maintenance oil applied to the area and buffed in. Deeper dents in oak can sometimes be raised with a damp cloth and a warm iron held briefly over the mark, which swells the crushed fibres back up.

On a lacquered floor, scratches through the film cannot be spot repaired invisibly. Touch-up pens hide them at a distance, but the proper fix is a full screen and recoat, which abrades the surface lightly and lays a fresh coat over the whole room.

When refinishing is worth it

Refinishing typically costs £25 to £45 per square metre depending on condition and finish, which is far less than replacing a good engineered floor. It makes sense where the top layer is 3mm or more, the boards are sound and the fixings are still secure.

It does not make sense on a 1mm veneer, on a floor with widespread water damage, or where boards are already loose, because sanding a moving floor gives an uneven result.

Planning a refinish without losing the room for a week

A screen and recoat on a lacquered floor is usually a one day job with the room usable the following morning, and it is what most floors actually need. A full sand back to bare timber is two to three days including drying between coats, and the room is out of use throughout.

Dust is the other consideration. Modern sanding equipment with proper extraction keeps it manageable, but expect to empty the room completely, seal doorways and accept some fine dust settling elsewhere in the house.

The timing that works best is to refinish before redecorating rather than after, so any marks on the skirting are dealt with by the decorator. Doing it the other way round means a fresh skirting line getting scuffed by a sanding edger.

Frequently asked questions

How many times can engineered wood be sanded?
It depends entirely on the top layer. A 3mm layer usually allows one or two sandings, a 6mm layer two or three, and anything under 2mm generally cannot be sanded at all.
Can I use a steam mop on engineered wood?
No. Steam forces moisture into the joints and can delaminate the top layer from the core.
Why has my wood floor gapped in winter?
Low indoor humidity from central heating. The gaps usually close again in spring, and a humidifier reduces the swing.
Is oiled or lacquered better with dogs?
Oiled, because claw scratches can be repaired locally. Lacquered scratches show as bright lines and need a full recoat.
