
Flooring Warranties and Guarantees Explained
What a flooring warranty actually covers, the difference between product and workmanship cover, common exclusions and how to keep a claim valid.
A twenty five year warranty is one of the most heavily used phrases in flooring, and one of the least understood. It almost never means the floor will look new for twenty five years, and it almost always contains conditions that decide whether a claim goes anywhere.
This is what the different types of cover actually mean and what invalidates them, so you can compare products on something more useful than the number on the label.

The two separate things people call a guarantee
The product warranty comes from the manufacturer and covers manufacturing defects, and on wear-rated products it covers wear-through of the surface. It does not cover accidental damage, unsuitable use or poor installation.
The workmanship guarantee comes from the fitter and covers the installation itself: joints, seams, lifting, gapping caused by fitting and finishing. Most failures are installation related, so this is often the more useful of the two.

Domestic and commercial ratings are not the same
A twenty five year domestic warranty on an LVT usually reduces to five or ten years in a commercial setting, and to nothing at all in some environments such as a conservatory or a wet room. Check the rating that applies to your actual use, not the headline figure.
Carpet works the same way. A carpet rated for heavy domestic use will not carry its warranty on a commercial stairwell, and the wear class printed on the label is what determines that.
What quietly invalidates a claim
- Fitting over a subfloor with a moisture reading above the stated limit
- Not acclimatising wood or LVT before installation
- Using a steam mop or an unsuitable cleaner on a resilient or wood floor
- Exceeding the maximum surface temperature over underfloor heating
- No entrance matting where the manufacturer requires it in a commercial setting
- Missing proof of purchase or no record of who fitted it and when
Pro rata cover is the detail that matters
Many long warranties are pro rata, which means the amount payable reduces each year. A twenty year pro rata warranty that fails in year fifteen may pay a quarter of the original material cost, and it will typically exclude the labour to replace it entirely.
Labour exclusion is significant, because on most flooring jobs labour and preparation are close to half the total. A full replacement warranty that covers ten years is often worth more than a pro rata one that covers twenty five.
Keeping yourself covered
Keep the invoice, note the batch and range name, keep the fitting date and keep offcuts. Photograph the subfloor before the floor goes down if there was any preparation, because a manufacturer's first question in a claim is nearly always about the subfloor.
Report a problem as soon as you notice it. Warranties usually require prompt notification, and a fault reported at three months is treated very differently from the same fault reported at three years.
Your statutory rights sit underneath all of this
Under the Consumer Rights Act 2015, goods must be of satisfactory quality, fit for purpose and as described, and services must be carried out with reasonable care and skill. Those rights exist regardless of what any warranty document says and cannot be signed away.
In practice, a warranty is a manufacturer's additional promise on top of your legal rights, not a replacement for them.
Making a claim without wasting three months
If you do need to claim, go back to whoever sold you the floor rather than direct to the manufacturer. Under consumer law your contract is with the retailer, and a supplier who also fitted the floor cannot pass responsibility along a chain.
Send photographs taken in daylight showing the whole room and the specific fault, the invoice, the fitting date and a short factual description of when the problem appeared and what has changed since. Manufacturers routinely ask for a subfloor moisture reading, so obtaining one early saves weeks.
Resist the urge to attempt a repair before the claim is assessed. A well meant repair frequently gives the manufacturer grounds to decline, because the original condition can no longer be inspected.

- Does a warranty cover fitting?
- Manufacturer warranties cover the product only. Labour to lift and refit is normally excluded, which is why the fitter's workmanship guarantee matters.
- Is a 25 year warranty better than a 10 year one?
- Not necessarily. A shorter full replacement warranty is often worth more than a longer pro rata one that reduces year by year.
- Does water damage void my warranty?
- Damage from leaks and flooding is excluded from almost every flooring warranty. That is an insurance matter rather than a warranty one.
- What proof do I need to claim?
- Proof of purchase, the product and batch details, the fitting date and, ideally, evidence that the subfloor was suitable and prepared.
